Planning Manager

Our client is a local developer that specializes in creating diverse masterplan communities. As part of the team, you will report to the Director of Development & Design, and your responsibilities will include coordinating project pre-development and development processes to meet company costs, quality, time, and safety objectives.

  • Assist in managing the project through the entitlement process, which includes various approval processes.
    • Rezoning process
    • Draft Plans of the Subdivision Process
    • Draft Plan of Condominium Process
    • Site Plan Agreement process
    • Registered Plans of Subdivision and Condominium
  • Request, review and analyze consultant proposals.
  • Coordinate and manage the project consultant team to submit applications on time and budget.
  • Build and maintain positive relationships within the organization, Municipality and Consultant team.
  • Manage project scheduling, budgeting, and project documentation and control.
  • Provide expertise and input to the organization and consultant team.
  • Provide regular project status updates.
  • Promote collaborative solid professional working relationships with all internal teams and external consultant teams.
  • Manage and be accountable for the consultant team’s progress and timelines.
  • Assist in negotiating Section 37, encroachment agreements, and shoring agreements with municipalities and adjacent property owners.
  • Review, assess and comment on all reports and plans for development application submission.
  • Review, manage and clear comments from the municipality for final entitlements.
  • Manage day-to-day project issues with the ability to Identify and resolve any problems and conflicts related to the project
  • Attend online progress meetings with organization, consultant team, and Municipality as needed.
  • Obtaining development application approval and clearing conditions to achieve registration.
  • Other duties and special tasks as required.
  • 3 - 6 years of professional work experience in real estate project planning with experience in a variety of high-rise residential projects.
  • Strong written and verbal English communication skills in dealing with owner groups and consultants.
  • Completion of an Undergraduate degree in urban planning, engineering, real estate, architecture, or a related field is an asset.
  • Proven ability to build and maintain relationships at all levels of an organization with multidisciplinary teams.
  • Demonstrable experience with essential development contracts such as contracts for architectural services, engineering services, and general contracting services.
  • Demonstrable experience with permitting agencies, either as an architect or owners' project manager.
  • Strong attention to detail and organizational abilities.
  • Strong computer literacy and proficiency in Microsoft Office and Microsoft Project.
Understanding construction drawings and specifications is an asset.
