What the role encompasses
 
  • Supervise, train & hire Staff
  • Manage the activities of direct reports, ensuring adherence to timelines, goals, policies & procedures
  • Motivating and mentoring Staff and facilitating continuous professional development
  • Sourcing Contractors to perform work ensuring cost effective resources and quality
  • Conducting property tours, regular staff meetings and reviewing weekly updates on work orders
  • Assist GM with special and ongoing projects
  • Assist in the preparation and implementation of operating expense and capital budgets
  • Coordinate the completion of all scheduled and unscheduled maintenance work
  • Ordering parts and services required to maintain efficient operation of the Property
  • Report Preparation
  • Enforce all safety procedures and conduct safety training
  • Develop and maintain programs related to HVAC (Chiller Central Plant), through preventative maintenance, energy management, environmental management, waste management, landscaping, pest control, property security snow removal, parking lot and roof maintenance and rehabilitation, life safety systems, cleaning operations, tenant coordination and other pertinent aspects of physical operations to ensure the ongoing efficiency of the Centre operations
  • Secure against loss due to theft, fire, liability claims and prosecutions resulting from operations
  • Conduct building inspections and ensure tenant improvement drawings are processed, and WIP is monitored
  • Ensure all tenants concerns regarding operational issues are resolved on a timely basis
  • Work with managers/superintendents to ensure their needs are met
  • Work with the Marketing Department to coordinate marketing and customer care activities
  • Maintain complete drawing records and operating logs
  • Responds to emergency calls on a 24-hour basis, as required
  • Perform other duties as assigned      
 
Who you are
 
  • 7+ years Physical Operations management
  • 5+ years Supervisory/Management experience (preferably in a shopping centre, office or mixed-use environment)
  • Degree: Building Environmental Systems
    • Engineering Technician / Technologist required
    • Facility Management required
  • Stationary Engineer 4th Class Certificate SMA (BOMA) or Building Environmental Systems I
  • Enrollment in FMA, RPA, Shopping Centres Managers Course or equivalent
  • A thorough knowledge of general maintenance procedures, including plumbing/carpentry skills
  • Excellent verbal and written communication skills
  • Strong interpersonal skills
  • Strong mechanical abilities
  • Positive attitude and willingness to work overtime and respond to emergencies
  • Knowledge of HVAC, central plant, electrical/mechanical systems, plumbing, general maintenance
  • Good knowledge of management and budgeting principle
  • Computer proficiency with Word, Excel and Building Automation Systems and Preventative Maintenance software
