Our client is a local third-party property and asset management company. This is an entrepreneurial group that are known for their straightforward approach and attention to detail. They have grown quickly since their inception and have worked hard to keep a very open and collaborative work culture. This position will report directly into the Operations Manager and help manage daily building operations and building systems for a multi-site commercial mixed portfolio (office/industrial/retail) of roughly 2M sq ft across Calgary and surrounding areas. The ideal candidate would be proactive, inquisitive, forward thinking and enjoy working with a team. Please note that this position includes participation in an on-call rotation working model.
Building Operator Key Responsibilities:
The successful candidate will receive an annual base salary between $60,000-$80,000 dependent on experience, growth potential, participation in company benefit plan.

Building Operator Key Responsibilities:
- Conduct routine inspections and preventative maintenance on HVAC, plumbing, electrical, and other essential building systems.
- Troubleshoot and resolve operational issues promptly to minimize disruptions.
- Ensure compliance with health, safety, and environmental regulations.
- Collaborate with vendors and contractors for repairs and upgrades.
- Monitor building automation systems such as CCTV, fire alarm, security, access control, power distribution, vertical transportation, and respond to alerts efficiently.
- Maintain accurate records of maintenance activities and equipment performance.
- Assist in emergency response planning and execution.
- Provide exceptional customer service to tenants and address concerns professionally.
- Have a good working knowledge of building codes, safety regulations, environmental standards
- Suggest and implement energy-saving strategies for building optimizations
- Log and track tenant requests, updating status of work orders and communicate with tenants
- Manage inventories and maintain in good working order supplies, equipment including PPE
- Assist in assigned projects and in scope preparation where applicable. Assist with identifying future projects with the operations team for budgeting and planning purposes
- Minimum 5 years of experience in building operations, facility maintenance, or a related field. Commercial property experience is ideal but we are also open to residential property experiences
- Strong knowledge of mechanical, electrical, and plumbing systems.
- Familiarity with building automation and control systems.
- Relevant certifications (e.g., BES, SMT, or equivalent) are an asset.
- 5th class Power Engineering ticket is required, 4th class is an asset
- Ability to work both independently and as part of a team.
- Strong problem-solving skills and attention to detail.
- Must have valid driver’s license
- Must be able to pass a criminal record check
- Effective communication skills and customer-focused approach.
