This is a fantastic opportunity for a Residential Project Manager to join an award winning developer in Toronto. We are looking for candidates who have completed 2 full cycle high rise residential construction projects. As a key member of the Project Management Team, you will be assigned to one of their high-end projects with the support and direct responsibility to manage coach and mentor an Assistant Project Manager and coordinators. This role reports to the Senior PM. The project will be a full cycle residential project, hence the experience required.

You will be responsible for;
  • Oversee all aspects of project construction to ensure timely completion, adherence to budget, and compliance with quality control standards.
  • Collaborate with the construction management team to review and manage the construction schedule.
  • Ensure completeness and coordination of contract drawings and specifications, verifying that construction aligns with these documents.
  • Work with the construction management team to review trade scopes and tender documents.
  • Monitor project material and labor costs, ensuring accurate reporting.
  • Lead and participate in project meetings with consultants, trades, and the construction management team.
  • Organize trade activities to ensure timely completion for scheduled occupancy and commissioning.
  • Identify and communicate potential issues, work interferences, or scheduling conflicts, assisting in their resolution.
  • Foster strong relationships with on-site trade contractors, architects, and consultants.
  • Ensure thorough project close-out processes.
  • Guide consultants throughout project conception and execution.
  • Supervise design and construction from concept to completion, including project schedules.
  • Review and approve project schedules, budgets, tender contracts, and monitor construction programs; conduct regular design and construction meetings on-site.
  • Negotiate agreements with construction suppliers and prepare change orders, analyzing costs as needed.
  • Provide site directives to facilitate work progression.
  • Ensure quality of work and compliance with laws, regulations, and building codes in collaboration with mandated professionals.
  • Approve invoice payments according to established procedures.
  • Implement and organize policies and procedures to maintain safe and efficient site operations in compliance with relevant legislation.
  • Drive operational consistency, identify best practices, and lead their implementation.
  • Assist in creating marketing materials for print and online platforms
