Director, Construction Duties & Responsibilities:
 

Overall responsibility: 
For all construction related matters. You will oversee and supervise the construction activities of all product types (including high-rise multi-family, low-rise wood-frame structures, office towers and other misc. product types), provide leadership and cost insights to the land and property acquisitions process, and provide effective management to the various contractors the Company engages. Your internal and external circles include Construction Managers, Design & Development functions, external General Contractors, and oversee all aspects of projects throughout the various phases of development and construction, across multiple projects simultaneously. In this role, you will use your management skills, leadership experience, collaboration, networking, and entrepreneurial skills to spearhead the growth and development of the department and the team including project managers, construction managers, development coordinators and customer care manager. You will also work alongside senior leadership to continue expanding their portfolio of work in this sector and support organization-wide initiatives.

Process management role:
You will create and implement internal processes related to development and construction within the company. The successful candidate will work closely with various departments and teams, internally and externally, to shape and strengthen the processes related to the acquisition, planning and pre-con management, design and development, including coordinating and managing consultants for value engineering purpose, and screening through Change Requests and Change Orders for the goals of maintaining cost budgets and schedule targets. You will emphasize and rely on processes, and continuously improve processes to suit the changing requirements.

Corporate Leadership role: 
  • Being in a leadership role in the company
  • You will participate in regular strategy formulation processes and annual target setting process for the Company.
  • You will play a role in building the team and designing incentive schemes for the Company’s long-term goals and participate in assessing the performances of key middle management members. Prepare the next generation of leaders for the Company’s future.
  • You are also expected to play a leadership role in shaping the Company’s corporate culture of Accountability and Commitment, Effective Cost Control, Efficiency, Continuous Learning and Innovation, Business Conducts. You lead by demonstration and being a role model.

Functional Responsibility:
  • Strong experience working in leadership, managing, and mentoring teams, guiding multiple projects through conception, design development, and completion.
  • Strong organizational skills to oversee the execution of various phases of the projects, including project initiation: requirements gathering, scope definition, creation of budget and schedule, staffing, and strict review/implementation of construction management contracts.
  • Strong problem resolution skills, ability to identify, monitor, and manage project issues and risks.
  • Oversee and monitor budget feasibility analysis, schedule, design coordination, contract negotiations, project bids, procurement, risk assessment and mitigation, value engineering, and construction.
  • Review and provide input on all draft contracts and subcontracts prior to next level and final execution.
  • Consistently implement process improvement initiatives; ensure an entrepreneurial approach is taken throughout this process.
  • Develop a Standardized Construction Material procurement system to ensure maximum value engineering has been performed and risk associated with supply has been mitigated.
  • Collaborate and work with cross-functional teams and business units across multiple departments.
  • Knowledge of construction and business software, including scheduling, estimating and spreadsheets.

Key Deliverables:
  • Up-to-date Cost Estimates of relevant development and construction budgets for the purposes of relevant decision making.
  • In time requests for cash flow budgets relevant to construction activities.
  • Close monitoring and effective negotiation of Change Orders, Purchase Orders, and other contracts.
  • Adherence to construction schedules as committed
  • Complete projects largely to its proforma budgets which were approved at different milestone junctions.


Director, Construction Qualifications: 
 

Experience:
  • 15 -20 years of construction management experience with reputable General Contractor or Developers in the Lower Mainland.
Competencies:
  • Superior communication, client liaison, organizational and time management skills;
  • Ability to take initiative, problem-solve, negotiate, mentor and demonstrate a strong sense of urgency and follow-up and carry multiple projects through to completion;
  • Ability to work according to deadlines; ability to interact with different functions and strong interpersonal skills.
  • Team player with high work ethics, always putting Company interests and goals on the top of list of priorities.
Education:
  • Post-secondary education in Construction Management or related field.


Director, Construction Renumeration:

$160,000 - $210,000 Base, Bonus, Extended health care, Flexible schedule, On-site gym, On-site parking, RRSP match, Relocation assistance, Tuition reimbursement, Work from home
