Our client, a boutique 3rd party property management company, is expanding and looking for a Property Manager to add to the team. The portfolio under management would be approx. 500,000 sq ft of commercial retail, industrial, and multifamily assets across the GTA. They will provide indirect leadership to a small tight-knit team.

Property Manager Duties & Responsibilities:
  • Property Operations: Oversee the daily operations of commercial, industrial, and multifamily properties, ensuring facilities are well-maintained, safe, and compliant with all regulations. Coordinate with maintenance and service providers to ensure timely completion of work.
  • Budget Management: Prepare and manage annual operating budgets and capital expenditure plans for each property. Monitor financial performance, control costs, and make adjustments to meet budgetary goals.
  • Tenant Relations: Build and maintain positive relationships with tenants and residents. Address tenant concerns, handle lease negotiations and renewals, and ensure a high level of tenant satisfaction.
  • Leasing & Marketing: Collaborate with leasing teams to maximize occupancy rates across all properties. Develop and implement marketing strategies to attract and retain tenants.
  • Maintenance & Inspections: Conduct regular property inspections to identify maintenance needs and ensure the properties are in excellent condition. Coordinate and oversee repairs, renovations, and capital projects.
  • Risk Management: Identify potential risks and develop strategies to mitigate them.
  • Compliance & Reporting: Ensure compliance with all municipal, provincial, and federal regulations. Prepare and submit regular reports on property performance, including financials, occupancy, and maintenance.
  • Team Leadership: Lead onsite staff, both internal and external. Foster a positive and productive work environment.
Property Manager Qualifications:
  • Minimum 2-3 years of property management experience, ideally with exposure to both commercial and residential assets
  • Proven experience in budget management, financial reporting and negotiations
  • Excellent communication skills, both written and verbal
  • Positive attitude and reliable with a keen eye for detail and the ability to nurture relationships with stakeholders
  • Ability to prioritize tasks efficiently
  • Proactive with a can-do mindset
  • Post-secondary education in business management, real estate or related is preferred but not required
  • Industry specific certifications and designations are considered an asset
Property Manager Compensation:

The successful candidate will receive a base salary between $70,000-$95,000 dependent on experience, potential performance-based bonuses, and eligibility to participate in a group benefits plan. There are many opportunities for professional advancement with this growing company.
