Role Description
The Senior Project Manager, Construction & MEIT is a key role focused on leading the management of several projects of varying scale through the development cycle. Current project encompasses all asset types including master plan sites, multi-family residential, industrial, retail, mixed-use, and office. The Senior Project Manager will have a proven background in MEIT and will also be responsible for driving the design, procurement, and execution of the various building system scopes throughout the portfolio. The role will report to the Director, MEIT, and will be located between the site and head office. 

This Senior Project Manager will focus initially on the MEIT scopes of the project to support the upcoming major milestones including occupancy. They will be responsible for providing technical and managerial leadership, and for the successful delivery of electrical, mechanical, ICT, smart building technologies, A/V, CCTV, access control, signalization, parking technology, elevators, and commissioning of systems in all built-environments, while ensuring cross-discipline coordination. The Senior Project Manager will drive timely issue resolutions between the contractors, consultants, and all other parties, to ensure project schedule milestones are achieved. This individual will also support any possible schedule mitigation measures while evaluating potential impacts, costs, and risks to Ownership and the asset. 

Once the project ramps down the Senior Project Manager will transition into the large pipeline of projects and be responsible for the construction management from conceptualization through to handover for all aspects of the projects whilst supporting the MEIT strategy. They will work cohesively with project development, MEIT Team, leasing, operations, and joint venture ownership stakeholders across all asset classes within the development. The role will include managing and building relationships with various partners such as architects, consultants, general contractors, master system integrators, sub-contractors, vendors, and product manufacturers. 


Senior Project Manager Key Roles and Responsibilities
    Work with all project stakeholders to realize the successful design, procurement, construction, and commissioning of the MEIT systems at the project and other future projects – achieving results at, or ahead, of schedule goals, and always acting in the best interest of company, of its clients, and with a fiduciary mindset
    Lead stakeholder management, issue resolution, decision-making, and strategy with the projects’ best interests in mind.  
    Ensure project deliverables are met on-time and on-budget by coordinating with project partners throughout the development cycle in feasibility analysis, consultant management, design development, construction, and occupancy.
    Contribute to a positive and collaborative work environment while enhancing team morale.
    Represent the owner during the construction process to resolve RFIs and other issues and questions.
    Develop and maintain strong working relationships and professional communication with general contractors, construction managers, consultants, MEIT sub-trades, and other vendors.
    Take ownership and be actively involved in the review, analysis, and management of; GMP and/or Fixed Price contracts with general contractors (and associated trades), various cash allowances, adherence to scope, exclusions, qualifications, etc. to ensure cost certainty, and to align with budget and schedule.
    Take a lead role in commercial items such as change orders and delay claims, providing detailed evaluations and recommendations.
    Create relevant agendas, lead project coordination calls & vendor workshops, participate in various reoccurring meetings, and lead ad-hoc meetings as required (virtual and on-site) - conducting site-walks as needed.
    Lead the MEIT project closeout process ensuring all documentation, warranties, as-builts, O&M manuals, attic stock, etc., are prepared in accordance with the contract documents and Ownership’s expectations.
    Review, analyze, and manage design changes / contract change orders and agreement amendments (and other procurement requirements as needed), in accordance with internal processes and workflows, aligned with the change process on the overall project.
    Maintain active involvement in the process of contractors & consultants' monthly billings and payments tracking / approvals.
    Support tenant coordination and leasing teams for delivery and turnover of the premises and to obtain tenant sign-off.
    Work on early procurement strategies with manufacturers and suppliers, for materials/equipment to be assigned to contractors.
    Manage ongoing construction activities, perform site reviews, review changes, RFIs, submittals, etc.
    Manage multiple projects at different stages of the project life cycle, staying organized and hitting any commitment dates.
    Other duties as required and assigned from time to time.

Senior Project Manager Experience and Qualifications
    Minimum 10 years of project management with experience on large-scale, complex, multi-phased, fast-track projects with either a General Contractor and/or Trade Contractor. 
    In-depth construction experience with a background in MEIT systems and a proven track record of successfully delivering high-quality mixed-use projects from inception to completion – on time and within budget.
    Strong understanding design process & optimization, trade procurement strategies, construction management, integration, and testing & commissioning requirements
    Knowledge, understanding, and experience managing CM @ Risk GMP and/or Stipulate Sum prime contracts with general contractors.
    In-depth knowledge of CCDC and CCA contracts, including the ability to identify at-risk supplementary conditions, and recommend language/clauses to protect Ownership’s interests.
    Ability to evaluate change pricing with market knowledge on material pricing and labor estimates
    Established relationships and network within the industry, including suppliers, manufacturers, authorities having jurisdiction, design consultants, and engineers to facilitate the successful execution of the project.
    Knowledge of local building codes and by-laws, sustainability principles, and real-estate development & construction processes.
    Field experience working in construction, consulting, or sub-trade firms an asset
    PMP, GSC or other management and engineering related certifications, diplomas, and/or degrees an asset.
    Experience in design-assist, design-build or P3 projects is an asset.
    Experience working on large real-estate development projects, with multiple stakeholders is an asset.

    High level of proficiency in Bluebeam, MS Project, Excel, PowerPoint, and Word.
    Driven, self-motivated, and proactive.
    Highly organized with the ability to manage multiple projects simultaneously.
