Our client a national construction firm renowned for its innovative solutions and award-winning projects, is seeking a highly skilled individual to fill the role of Senior Preconstruction Manager. This full-time position based in Fort Lauderdale, FL offers an opportunity to work within a dynamic organization known for its entrepreneurial culture and commitment to excellence.


Role Overview:

Reporting directly to the VP of Preconstruction, the Senior Preconstruction Manager will play a pivotal role in managing a team responsible for compiling comprehensive budgets and Guaranteed Maximum Price (GMP) estimates. This position requires a proactive approach to project management, strong leadership skills, and the ability to effectively communicate with internal and external stakeholders.


Key Responsibilities:
 
  • Oversee multiple projects, ensuring timely completion of estimating responsibilities and meeting deadlines.
  • Manage the entire lifecycle of Design-Build projects, from concept to final contract award, under the supervision of the Preconstruction Chief.
  • Conduct accurate quantity surveys of materials, Skin Studies, and Gross Square Footage (GSF) using On Screen Take Off/Bluebeam software.
  • Fill in missing information from concept drawings and above, across various trades, to ensure comprehensive estimates.
  • Assemble detailed estimates for all trades, providing takeoff and unit pricing for multiple projects.
  • Review drawings for missing information, generate Requests for Information (RFIs), and communicate with architects and engineers to resolve discrepancies.
  • Develop bid tab sheets based on trade contractors' proposals and ensure accurate scope coverage.
  • Provide cost-saving suggestions across various trades and communicate with the operations team on site logistics and general requirements.
  • Present estimates to owners and the A/E team, discussing design, pricing, and recommending solutions to bring projects within budget.
  • Focus on risk management by identifying qualifications, scope, and constructability issues.
  • Conduct completeness reviews and assess the constructability of design documents.
  • Lead and mentor team members, ensuring comprehensive budgeting and GMP compilation.

Qualifications:
  • Bachelor's degree from a College/University in a related field.
  • Minimum of eight years of previous work experience in preconstruction, preferably in large commercial projects.
  • Strong self-management skills with the ability to work independently.
  • Proficiency in summary-level and detailed-level pricing across various trades.
  • Excellent analytical skills and the ability to interpret specifications and construction plans.
  • Working knowledge of constructability details and cost-saving opportunities.
  • Effective communication skills for coordinating with internal teams, trade contractors, owners, and A/E professionals.
